Monitiva lets you pay Mexican service providers directly by reference, including CFE, predial, HOA, and internet, using SPEI transfers straight to any Mexican CLABE, personal or business. No Mexican bank account needed, and no relying on a property manager or a friend to log in and pay for you.

Canadian banks often build a hidden markup into their exchange rate. Monitiva shows the spread and fee upfront before you send, so you always know the real cost.

No local bank account is required to use Monitiva. You complete onboarding from Canada, and payments go out to Mexico from there. Using Monitiva doesn't affect your residency or immigration status; if you have questions about visas or how long you can stay, that's determined by Mexican immigration rules, independent of how you pay your bills.

Monitiva can help you pay the property-related expenses that come with renting it out. What it doesn't do is handle the tax side: it doesn't generate CFDI, act as a withholding agent for ISR, or replace the RFC you'd need to make that income formal with SAT.
